News Letter January 2016




Firstly Happy New Year from the Board of Pacific Close Estates (PCEL) the Estates Landlord.  For those who are new to the estate the Board of PCEL is made up of current owners of property on the estate.







Last year was a busy year for us as Landlord, we completed a number of outstanding tasks which included removal of the individual satellite dishes and the painting of the balconies. 







We discontinued using the gardening company as we felt they were not providing value for money and have instead liaised with the Residents Association(PCRA) greening party to take on the task together with a local gardener who comes with good references.   To date this is working well and we look forward to the spring / summer for the results of the hard work.







The jetty required some maintenance and this has been completed as too the provision of Dog Waste bins.







Vehicle management is an ongoing task and you will be receiving updated parking passes in the near future which are effective from 1st March 2016.



May we remind you these passes are given to you for your use or use of visitors/tradesmen for short-term parking.  They are not for handing on to someone to park long term or to avoid parking charges during working week.







Last year we looked into the installation of gates on the pathway entrances to deter unwanted visitors however, it was soon apparent the costs out weighed the actual effectiveness of such an installation.







Further regarding security around the estate, we made contact with the Police and setup a meeting between the local area Police section and the Residents Association (PCRA). Following this the Police attended the Associations AGM and gave advice on issues.  We trust this liaison will continue and any problems should be reported to 101 for attention.  Please also speak to a member of the PCRA for an update.







We are constantly aware of costs and recently had a number of issues with high electricity bills for Block 5 & now Block 7.   Block 7 appears to be due to the erratic setting of the lobby heaters.  These are storage heaters and those who are familiar with this type of heater will know they are not to be likened to normal electric heaters.  Storage heaters take their power during off peak hours and then dispense their stored heat during the daytime.  So altering the setting has no immediate effect and in fact upsets the normal cycle which may account for excess power consumption.




This year will likely bring new challenges and one unknown is the effect of the development work in the marina however, if it further improves the image of the area we will likely gain as our property value may increase.



We have requested the street lighting on the estate be updated to the latest

LED/low power units as these give a much better illumination and the existing units are in poor condition, this will take place soon.



Signage on the estate will also be up dated, this is long overdue so visitors can better locate an apartment/house.



Also on the agenda for the apartment blocks are:



·         Enhancing the common area interiors in cooperation with the PCRA.



·         Possibly changing the current lobby fire doors without windows to fire doors with safety glass to allow natural light in.
